You want to know what a Regina property is zoned for, what a zone code such as R1 or MX means, or where to read the chapter of the zoning bylaw that applies to your project. The City of Regina publishes Bylaw No. 2019-19, The Regina Zoning Bylaw, 2019 as a set of chapter PDFs, and a companion Land Use and Zoning dataset that includes a live table of zone codes and descriptions. CanQuery lists both.
Find the zone code and its meaning
- Open the zoning code description table in CanQuery. It is a live table of the City's 26 zone codes with four fields: CODE, TYPE, DESCRIPTION and DEVELOPMENT_TYPE.
- Type a code or a word such as
residentialin the search box to find the zone, then read TYPE and DEVELOPMENT_TYPE to see how the City groups it. - To see the zone on a map, follow the Zoning and Land Use Live Map link listed on the Land Use and Zoning dataset page; it opens the City's own map viewer. The dataset also offers the zoning layer as a shapefile and KML download for GIS software.
Read the bylaw chapter
The bylaw itself is published as PDF chapters on the Regina Zoning Bylaw dataset page. Start with the User Guide & Table of Contents, then open the chapter for your zone type: Chapter 3 Residential Zones, Chapter 4 Mixed-Use Zones, Chapter 5 Industrial Zones, Chapter 6 Direct Control Districts, Chapter 7 Special Zones and Chapter 8 Overlay Zones. Chapter 9 Zoning Maps is the map book (about 38 MB), Chapter 11 covers signs and Chapter 10 holds the appendices.
Each PDF opens from its resource page on CanQuery, which shows the file size and the direct download from the City. An amendment bylaw from 2018 is listed separately.
Check what the data can and cannot tell you
The zone code table and the map show the zoning the City has published, which is the starting point for what a property may be used for. They do not replace a zoning confirmation from the City, a development permit decision or the current consolidated bylaw text, which the City amends over time. The PDF chapters carry their own dates; the catalogue date on CanQuery records a change to the listing, not an amendment to the bylaw.
The Land Use and Zoning dataset's catalogue record dates from 2017 and its zone table has not changed since, so confirm a zone against the City's live map before relying on it.
Check the official source
The City's pages on openregina.ca carry the bylaw chapters and the land use and zoning data. Questions about a specific property or application belong with the City's planning department.
