As of Right Setback Variation

This layer supports the implementation of the provincial legislatio n (ERO #025-0463 ) passed in November 2025, which permits as-of-right variations from setback requirements (within 10%) on urban residential lands. Certain properties are excepted from these variations, specifically those located: Within 300 metres of a railway corridor Within 120 metres of wetlands Within 120 metres of major water features (Lake Ontario, St. Lawrence River, Great Cataraqui River) The layer includes screening buffers for these exceptions: CNR Railway Line Buffer – 300m Wetland Buffer – 120m (from Schedule 7 OP Wetland features) Shoreline Buffer – 120m inland from Lake Ontario, St. Lawrence River, and Great Cataraqui River
